Description
A RARE find to be sure. Beautiful duck, geese and deer hunting property in the antler restriction zone. This property has it all. The current owner is an avid Duck and Goose hunter and has had tremendous success on this parcel. It comprises a 25+/- acre lake and is nestled in a valley where the waterfowl feel at home. At any point in time, you can sit and listen to the ducks and geese on the lake. The day I spent on the property there was about 40 geese sitting on the ice next to a section of open water as well as another dozen or more scattered throughout the thawed section of water. There were also several pairs of ducks scattered about the lake with the male greenheads chasing the females everywhere preparing for this year's nesting season. The property surrounds the lake on three sides and the shoreline is readily accessible and there are several areas prime for pit blinds. The island in the lake offers an excellent blind location with any wind and is easily canoe accessible. The owner has placed several wood duck nesting boxes around the lake as well. The timber to the west side of the property is, for the most part, a large hardwood timber ridge that is riddled in several spots with 75-100ft puddles perfect for the wood ducks. Most of them are within 200 yds of the lake and provide easy flight in and out. The north side of the property over the hardwood ridge is a bog surrounded by hardwoods. Between the lake and the bog is a natural pinch point to intercept the deer traffic of which there appears to be plenty based on the trails and signs. QDM has been in force for the last several years and being in an antler point restriction zone only helps the bucks on this property to reach maturity before being harvested. The property across the road is essentially large fields of row crop corn providing the waterfowl and deer with plenty of groceries year-round. These waterfowl properties do not last long and are a rare commodity. Call me today to set up a private tour. You will be very pleased at what you see.
