One-Of-A-Kind Recreational And Hunting Property In Texas

A one-of-a-kind recreational hotspot and hunting paradise of approximately 1,436 Acres located in Delta County, Texas. Riverview Farms has been groomed and managed for over 15 years by its current owner, with the help of Ducks Unlimited and the Wildlife Service.

Less than an hour and a half from Dallas, you’ll arrive at the main entrance conveniently located off State Hwy. 24, and drive up the hill to your home away from home. With over 3,000 square feet, the get-a-way home awaits you and comfortably hosts up to 17 guests. The oversized 4 bedrooms include handcrafted full and queen bunk beds, along with queen or king beds and two full sized baths. The home was renovated to an open floor concept enlarging the kitchen to dining to game and family room for everyone to fellowship. Breathtaking views from the northeast side of the home showcase the elevation change, open pasture, view to the north duck ponds, and a covered patio to sit and watch the wildlife atop the main hill.

You won’t want to stay indoors at Riverview Farms. Hop in your truck or side by side, to tour around the property on the all-season roads. This is a turnkey operation and exceptional place to hammer greenheads, harvest mature whitetails and become a bass master. There is something year round for everyone to enjoy here.

During duck season, wake up before dawn and head over to one of 4 duck ponds with 3 attached sloughs. There are over 5 miles of levees to manage/impound water with a capacity to hold around 350 acres of surface water. There are 12 leveed wetland units ranging from 5 acres to over 100 acres with your choice of 10 above ground duck blinds and 6 pit blinds. This portion of the property was enrolled in the Wetland Reserve Program in 2002 with wetlands designed/built by Ducks Unlimited in the 2002-2003 season. A typical annual duck harvest is comprised primarily of puddle ducks, such as Mallards, Pintail, Gadwall, Widgeon, Green-Winged Teal, Blue Winged Teal and Wood Ducks. The most unusual duck harvested was a drake Mottled Duck, which typically ranges along the marshes of the Gulf Coast from Florida through Louisiana to Texas and into Mexico.

Once you’ve bagged your limit for the morning, hop over to one of the many stands and food plots for an afternoon deer hunt. Riverview Farms was enrolled in the TPWD Managed Lands Deer Program (MLDP) in 2002, operating at a Conservation Option (former MLD Level 3).  Antlerless deer and bucks may be taken by any lawful means, including modern firearms, from the last Saturday in September through February, offering a full 5 months of deer season! There is an active food plot/feed program in place with 7 deer blinds and 16 ladder stands for rifle or bow hunting, including Banks Blinds. An annual whitetail harvest plan is established using deer census surveys, with typical bucks included in the “Hit List” at a minimum of 140”.

Anytime is a great time to be out on the water at Riverview Farms. There are over 30 acres of freshwater fishing that has been created or enhanced on the property. Species vary by fishing unit and include, 100% Florida Largemouth Bass, Northern Largemouth Bass, Channel Catfish, Coppernose Bluegill, Redear Sunfish (shellcrackers), Triploid Grass Carp, and numerous forage species. Annual electrofishing surveys are conducted to identify actions required to maintain a healthy and productive fishery. Original Florida Largemouth stock at Riverview came from the same source as the very popular Camelot Bell line of bass. Lake Carolyn is also great for swimming and has a 14’x14’ diving/sunning platform constructed in the center of the lake where the water depth is 24’, along with a “T” shaped fishing/sitting pier on the bank.

There is no shortage of resources on Riverview Farms. There are 5 additional buildings, totaling over 10,000 square feet to store all-terrain vehicles, equipment, and more. Clean your game and fish in the processing station that includes stainless steel tables, sink, and an indoor, 2 deer, skinning rack. A stone masonry fire pit sits on a concrete slab for grilling and campfire activities.

Over the years, the management of Riverview Farms has been second to none, with individual time and effort, crafting the property for the love of conservation. It has received the 2014 Delta County SWCD Outstanding Wildlife Conservation Award and was selected as the 2015 Texas Soil and Water Conservation District Region IV Wildlife Conservationist of the Year. It was also the 2004 recipient of the “EPA 5 Star Restoration Award” for the wetland restorations completed on the property.
